Possible model directions

What is your second home vision?

Everyone pictures a Gatlinburg second home a little differently. For some, it is a walkable condo. For others, it is a cabin in the mountains. No single property will fit everyone, but the first model has to start somewhere.

This is your chance to share which direction feels most appealing to you. Based on the feedback, we’ll narrow the focus toward the first property model and founding owner group.

Gatlinburg property model options

Three starting options

Same core idea, different ownership reality.

These are not final offers. They are rough examples built around real property types, so you can compare more than just the photos. The goal is to look at the buy-in, shared costs, rental offset, and tradeoffs side by side.

Each example uses the same basic structure: a small owner group, one specific property, recurring annual use, shared quarterly costs, reserve planning, and the option to rent unused weeks.
Model 2 of 3 Mountain Cabin
Mountain cabin

Mountain Cabin

A classic Smoky Mountain vacation-home model with more atmosphere, outdoor appeal, and potentially stronger rental-offset appeal.

Example property: Mountain cabin
Bedrooms: 3
Bathrooms: 2
Size: 1,500 sq. ft.
Parking: Off-street parking
Setting: Chalet Village
Estimated buy-in
$50k–$55k Depends heavily on size, location, view, condition, furnishings, and rental appeal.
Quarterly costs
$450-$650 Higher shared costs for maintenance, utilities, repairs, insurance, cleaning support, admin, and reserves.
Rental offset
Stronger May have stronger rental appeal, but the model would also be more dependent on guest demand and property upkeep.
Use model
4 weeks per owner per year, with a rotating schedule and optional rental pool for unused weeks.
Best fit
Families who want the classic Smoky Mountain cabin experience: decks, views, fireplaces, hot tubs, and room to spread out.
Tradeoff
More moving parts: maintenance, furnishings, cleaning, roads, weather, repairs, and guest turnover.
What it may feel like
More emotional vacation appeal and more rental upside, but less simple to operate and harder to keep effortless.

Reality check

This may be the most exciting model emotionally, but it is probably the least passive and least predictable operationally.

Photos and property details shown for this model are based on an active listing so the example reflects a realistic property type, cost range, and ownership scenario. The specific listing may not remain available and is being used for comparison purposes only.
Model 3 of 3 Walkable Basic Condo
Walkable basic condo

Walkable Gatlinburg Basic Condo

A simpler, lower-cost condo model focused on practical access, walkability, and keeping the ownership numbers as approachable as possible.

Example property: Walkable basic condo
Bedrooms: 2
Bathrooms: 2
Size: 836 sq. ft.
Parking: Standard onsite parking
Location: Walkable or trolley-accessible Gatlinburg
Estimated buy-in
$25k–$30k Closest to the original practical-entry concept, with lower upfront cost than the other models.
Quarterly costs
$250–$450 Lower shared costs for HOA, utilities, insurance, taxes, upkeep, admin, and reserve planning.
Rental offset
Limited–Moderate Useful for unused weeks, but not something the model should depend on to make sense.
Use model
4 weeks per owner per year, with a rotating schedule and optional rental pool for unused weeks.
Best fit
Someone who values access, walkability, and lower cost more than luxury finishes or a large vacation-home feel.
Tradeoff
Less premium feel and possibly less emotional “wow” than the luxury condo or cabin model.
What it may feel like
A practical home base that makes repeated Gatlinburg trips easier without trying to be a luxury product.

Reality check

This may be the most financially approachable version, but it has to be nice enough that owners still feel proud to return to it.

This is not a commitment. It just helps show which property model people are actually drawn to.

Optional, but helpful if you want to explain what would make the model more appealing to you.

Voting won’t start a sales conversation. Email is only requested if you choose to follow updates for your selected preference.
