People choose the model that speaks to them
Some people may only follow a model for updates. Others may already know one of the directions feels like the kind of Gatlinburg place they would want.
Founding Group Interest
This is not meant to be a one-time vote where one model wins and the others disappear.
Each model is a direction. When enough people are genuinely interested in one direction, we can see whether it is ready to move from idea to real property.
If this is still just interesting, following a model is enough. If you could realistically see yourself being part of an owner group, this is where you raise your hand.
Not winner-take-all
The first model that moves forward will simply be the one that has the right mix of interest, timing, available properties, and realistic numbers.
A walkable condo could come together first, then a cabin later. A cabin model could build enough interest before the others. The same model could even come together more than once over time if enough people want that direction.
The goal is not to force everyone into one property type. The goal is to understand which Gatlinburg second-home models have enough real interest to become actual owner groups.
Expected path
The process is meant to move carefully. First, enough people need to show interest in a model. Then we check whether enough people are ready to seriously consider the next step. Only after that would we narrow in on a real property.

Once a model reaches the right level of interest, we would reach out to the people following that direction and ask who is ready to seriously consider moving forward.
The models are examples, not final offers. The next step would be selecting a currently available property that best matches the model and building the real numbers around it.
At that point, the property, buy-in, shared costs, reserves, expected use, ownership structure, and next steps would be laid out for review.
No one is being asked to commit based on a rough model. The real decision comes only after there is a specific property and a clearer plan.
If there are not enough people ready to proceed at this stage, the model just goes on hold. It waits until more interest builds or the timing makes more sense.
Follow vs. founding interest
Both are useful, but they tell us different things.
Following a model means you want to know if that property direction keeps developing. It is a good fit if you like the idea, but are not sure whether you would actually be ready to participate.
Founding interest means one of the directions is serious enough that you would want to be contacted if a matching property group starts coming together.
Limited owner spots
Most versions of this concept are expected to have a limited number of owner spots. If more people are ready than a property can support, there needs to be a fair way to decide who gets the first opportunity.
Submitting founding interest does not reserve a share, but it does signal that you are more than casually curious.
Share founding interest
This is not a commitment, deposit, or purchase agreement.
It tells us one of these property directions interests you enough that you would want to be contacted if it starts moving toward a real owner group.
If the right property and numbers came together, this helps us know who may be ready for that conversation.
